Responsible property development and property management are at the core of Y-Säätiö’s operations.
We develop affordable rental housing in accordance with the principles of responsible construction. Sustainability and energy efficiency are central to all our projects, both new construction and renovation. Our goal is to minimize the carbon footprint of construction while maximizing residents’ wellbeing.
When we develop new homes in growth centres, we take into account the environmental impacts over the entire life cycle of the building. For us, sustainable construction means energy-efficient solutions, low-carbon material choices, and the use of renewable energy. Our aim is green construction that supports the long-term wellbeing of both residents and the environment.
Our construction projects focus on growth centres, where the need for affordable rental housing is greatest. Demand is particularly high in the Helsinki Metropolitan Area and the Tampere region. In other growth centres, our projects are located along good transport connections and close to essential services.
In 2025, the Y-Säätiö Group, which owns M2-Kodit developed a total of 234 new rental apartments in growth centres with state support. Our goal is to start the development of approximately 200 new homes each year. In new construction, we emphasize environmentally responsible solutions such as energy-efficient processes and the use of renewable energy.
All new M2-Kodit developments are built with state support, ensuring regulated and affordable rents. In addition to government subsidies, housing production is financed through interest-subsidy loans, bond financing, and the Group’s own funding.
