Y-Säätiö has published its 2025 annual report and financial statements, outlining the scope of its operations, results, and progress in implementing its strategy. In her review, CEO Teija Ojankoski discusses changes in the operating environment and trends in homelessness.

Rising Homelessness Presents Challenges – Our Core Mission
Becomes Clearer

The year 2025 will be remembered above all for the fact that homelessness in Finland began to increase. This is a development we cannot accept. Every statistic represents a person without a home, security, and stability.
Y-Säätiö’s mission is simple, yet demanding – A home for everyone.

As the operating environment becomes more challenging, the importance of our core mission is only further emphasised. We must be stable, bold, and proactive at the same time.

A Strong Financial Position Enables Long-Term Planning

The year was marked by economic uncertainty and changes in the real estate market. However, we have systematically strengthened our financial foundation and liquidity. Responsible financing, careful property
management, and effective risk management ensure that we are able to invest in new projects even in challenging times.

Financial stability is not an end in itself for us – it is a means to an end. It enables us to focus on what truly matters: securing affordable and permanent housing.

New Homes and Responsible Construction

We continued the construction and development of housing, particularly in growing urban areas.
During the year, new homes were completed in Espoo, Helsinki, Kangasala and Tampere, totalling
234 apartments. In addition, several projects progressed from planning to implementation for
the coming years.

We developed our housing stock in a systematic way to better respond to changing demand. At the
same time, we strengthened our environmental responsibility across all construction and property
management. Our first five-star environmental rating is a testament to long-term efforts. Green
environments, energy efficiency and sustainable design are an integral part of high-quality housing.

Advocacy and Collaboration at the Core

The year was an active one in terms of advocacy. We provided decision-makers with information on
the causes of rising homelessness and potential solutions, participated in joint statements, and
organised discussions and seminars across the country. Addressing homelessness requires
consistent policy and sufficient investment – shortsighted cuts will ultimately prove costly for society.
Collaboration with NGOs, municipalities and the state is central to our work. Finland’s long
experience with the Housing First model provides a strong foundation, but the work is not yet
complete. Our expertise also attracted international interest, and I had the opportunity to contribute to
the European housing policy discussion.

Organisational Renewal and Smooth Everyday Operations

During the year, we further developed our organisation and renewed our IT systems. The aim
is to deliver an even better customer experience, smoother everyday life for residents, and stronger
data-driven management. The annual Trust & Reputation survey showed that M2-Kodit’s position as a responsible operator has strengthened further. The results particularly reflect the trust of our partners – trust that is built on long-term work, consistency, and a genuine commitment to residents’ well-being.

The survey results provide a strong starting point for M2-Kodit’s 10th anniversary year, which we
will celebrate under the theme M2-Kodit – Gives More. During the anniversary year, we will renew
our brand identity and implement a nationwide campaign to make visible what “Gives More”
means in everyday life – responsibility, smooth housing, and genuine care.

Looking Ahead


As homelessness is once again on the rise, we must act with determination. We need the courage
to invest in housing, prevention, and people’s safe everyday lives. At the same time, we must ensure
that our operations remain financially sustainable and environmentally responsible.

I would like to thank our personnel for their commitment and professionalism in times
f change. My thanks also go to the Board of Y-Säätiö, our partners and financiers for their trust,
and to all our residents across Finland. Without you, we would not succeed.
